Market comparison: I set Dubai and Australia side by side on entry price, yield, growth outlook, holding costs and market cycles. Portfolio balance: I spread investments across countries, cities and property types to manage risk. Currency & timing: I factor in AED and AUD movements and market timing to get the most value from each purchase. Finance structuring: I guide clients on mortgage options, payment plans and how to fund purchases in each country. Rules & compliance: I explain foreign buyer rules such as FIRB approval in Australia and Dubai’s freehold and Golden Visa options. For tax questions, I work alongside the client’s own tax and legal advisors. Ongoing reviews: I check the portfolio regularly and adjust the strategy as goals, markets and life plans change.
